Termite protection for Far North Queensland
Cairns and Far North Queensland present some of the most challenging conditions for termite management in Australia. The tropical climate, high annual rainfall and year-round warmth make the region a hotspot for subterranean termite activity, including the destructive Mastotermes darwiniensis (Giant Northern Termite). For builders, architects and homeowners, choosing the right termite protection system at the construction stage is essential.
Termi Home & Commercial (FNQ) is based at 9/193 Hartley Street, Cairns and has been servicing Far North Queensland for over 20 years. Our national network of installers has completed over 700,000 Termimesh systems across the country, and our Cairns team brings that same proven expertise to every residential and commercial project in the region.
Why physical protection matters in the tropics
In Far North Queensland, termite treatments face the unique challenge of high rainfall and saturated soils, which can accelerate the breakdown of some barriers, reducing their effective lifespan and requiring more frequent retreatment. The tropical environment means termites are active year-round with no off-season.
Termimesh takes a fundamentally different approach. As a physical barrier manufactured from marine-grade TMA 725 stainless steel, it does not degrade in wet conditions, does not lose effectiveness in heat and does not need to be reapplied. The mesh aperture is engineered to be too fine for even Mastotermes darwiniensis to penetrate and too robust for them to chew through.
The system is installed during the construction phase and is fully compliant with Australian Standard AS 3660.1 for termite management in new building work.
Why Far North Queensland builders choose Termimesh
Builders operating across Cairns, Port Douglas, the Atherton Tablelands, Innisfail and the Cassowary Coast need a termite solution that performs in the most demanding conditions in the country.
- Tested against Mastotermes darwiniensis – the mesh grade and aperture size are specifically selected to withstand the largest and most aggressive termite species found in Far North Queensland, a consideration that is unique to the tropical north
- Poison-free from start to finish – the barrier introduces nothing to the soil, water table or surrounding environment, with no pesticides and no residual toxicity in the finished structure
- Installed before the pour and never touched again – there is no retreatment programme, no chemical top-ups and no ongoing maintenance cost to carry over the life of the building
- 150-plus specification drawings on file – including elevated build configurations suited to FNQ’s flood-prone areas and cyclone-rated construction requirements
- AS 3660.1 certified with full documentation – each installation is recorded and provided to satisfy building certifiers and council, with NATSPEC premium partner status for direct architectural specification

A sound investment for homeowners building in Cairns
If you are planning a new home in the Cairns region, the termite management system you choose at the construction stage is one of the most significant decisions you will make. In a region where termite pressure is among the highest in the country, this is not a decision to leave to chance.
Far North Queensland is home to Mastotermes darwiniensis, a species capable of causing catastrophic structural damage in a matter of months rather than years. Many other methods in this environment face constant erosion from monsoonal rainfall and high water tables, often requiring retreatment on a shorter cycle than manufacturers recommend. A stainless steel barrier is immune to all of those conditions. Once installed, it works for the life of the building with no ongoing intervention. And with Australian home insurance policies universally excluding termite damage from cover, the barrier is the only realistic line of financial defence a homeowner has.
Speak with your builder or architect about including Termimesh in your build. In Far North Queensland, it is a decision that delivers real, measurable protection.
The Pledge Guarantee – the industry’s strongest warranty
Every Termimesh installation is backed by our Pledge Guarantee*, the only warranty of its kind in Australian termite management.
- Full protection for 10 years from the installation date without any requirement to undertake compulsory annual termite inspections during that period*
- No cap on structural damage repair – the Pledge covers the complete cost of making good any damage caused by a termite breach, with no excess and no exclusions on the repair amount
- Indefinitely extendable beyond the initial 10 year term by completing an annual inspection, each of which adds a further year of warranty cover
- Supported by a ring-fenced independent Warranty Fund that exists to meet claims regardless of changes in business ownership or structure
- Available across all property classes – from single residential dwellings to large-scale commercial developments and government facilities
In a region where termite risk is elevated, the Pledge Guarantee provides a level of assurance that other warranties simply do not match. It is worth understanding the full details.
*conditions apply. AS3006.1 recommends termite inspection approx. every 6-12 months in locations above the Tropic of Capricorn.

Is the Termimesh barrier effective against Mastotermes darwiniensis?
Yes. Mastotermes darwiniensis is the largest termite species in Australia and one of the most destructive insects in the world. The Termimesh system uses marine-grade stainless steel mesh with an aperture too small for these termites to pass through and a tensile strength far beyond what they can damage. This is a critical consideration in Far North Queensland where Mastotermes is prevalent and other species like Coptotermes and Schedorhinotermes are also highly active.
Does heavy rainfall affect the termite barrier?
No. The Termimesh system is a mechanical barrier that is unaffected by moisture, rainfall or soil saturation. Other treatments can be diluted or displaced by heavy rain, particularly during the monsoon season. The stainless steel mesh is installed during construction so it does not shift, dissolve or lose any of its properties regardless of weather conditions.
What is the best time of year to install a termite barrier in Cairns?
Because the barrier is fitted during construction, the timing is determined by your build schedule rather than seasonal conditions. There is no weather dependency in the way that other treatments can be affected by rain. We recommend locking in a date with our team as soon as your slab pour is confirmed so we can coordinate with your programme.
Do you provide certification for the installation?
Yes. On completion of the installation and payment, we provide full certification confirming that the termite management system has been installed in accordance with Australian Standards and the National Construction Code. This documentation forms part of your handover package and is essential for obtaining your Occupancy Certificate. The certification details the scope of works, the product installed and the applicable standards.
Is termite protection a legal requirement for new builds in Queensland?
The National Construction Code requires that all new buildings in termite-prone areas have a termite management system installed in accordance with AS 3660.1. Cairns and the entirety of Far North Queensland fall within this requirement. The specific type of system is a decision for the builder and homeowner, but some form of compliant termite management must be in place before the building can be certified for occupancy.
